Demo Plan 1/A2.0 shows new openings in the gravity walls. Main Plan 1/A2.1 specifies a <br /> header at only one location with the shorter span. Headers should be specified at all locations. <br /> King and jamb studs should be specified. See Sections R301.1, R602.7, and R602.7.5. <br /> 2. Wall Section 1/A4.1 shows the infill for the existing garage door. The following comments <br /> should be addressed: <br /> a. Jamb studs should be provided per Section R602.7.5 on both sides of each window to <br /> provide resistance to out-of-plane loading. <br /> b. Bottom plate anchorage should be specified per Section R403.1.6. <br /> c. The detail appears to specify two 20 plates to provide the minimum 2-inch clearance <br /> required per Section R317.1 Item 5. However, the detail is not sufficient to provide the <br /> minimum clearance to the wood sheathing. The detail should be revised. Construction of a <br /> concrete stem wall is recommended. <br /> 3. Framing Plan 4/A4.1 references Detail 7/A4.1 to provide support for the blocking at the <br /> concrete stem walls. The proposed construction is not clear. A revised detail specifying <br /> additional construction requirements should be included. The following comments should be <br /> addressed: <br /> a. The tapered blocking should be preservative-treated or naturally-durable construction. See <br /> Section R317.1 Item 5. <br /> b. The tapered blocking should be fastened to the structure. <br /> c. The floor joists should be fastened to the structure and include blocking to provide lateral <br /> end restrained. See Section R502.7. <br /> 4. Continuing with the previous comment, a separate detail should be provided at the center joist <br /> support. The support design should address the comments above for the end supports. <br /> 5. The drawings should include a note requiring all cuts, holes, and notches in preservative- <br /> treated material to be treated with a coating complying with AWPA M4. <br /> 6. The drawings should address the following comments for the Deck Framing Plan 6/A4.1: <br /> a. The plan should specify preservative-treated or naturally-durable materials for all framing. <br /> See Section R507.2.1. <br /> b. The decking material should be specified. Fasteners should be specified complying with <br /> Table R507.7. <br /> c. The vertical and lateral connections of the ledger board to the main structure should comply <br /> with Section R507.9. Details specifying the required connections should be included in the <br /> drawings. <br /> d. The 12-inch foundations should specify a minimum depth of 12 inches per Section R403.1.4. <br /> e. Elevation 4/A3.1 specifies a 1'-0" step from the deck to the adjacent grade, and appears to <br /> show stairs. Details for the stair construction should be included in the drawings. <br /> Alternatively, a landing with a maximum 7.75-inch step from the deck surface may be <br /> provided.
