The submitted construction drawings do not appear to be complete and have significant <br /> omissions. Comments have been provided to assist in revising the drawings. Additional <br /> comments may be issued pending a review of the revised drawings. See Section R106.1.1. <br /> 2. The Site Plan does not appear to show the demolition of the existing garage. It is understood <br /> that this work is being performed under a separate permit. The demolition should be specified <br /> in the plan for clarity. See Section R106.2. Garage was demoed and changed on plans to show <br /> Architectural <br /> 1. CO alarms should be specified per Section R315 is fuel-burning appliances are included in the <br /> house. The locations of all alarms should be shown on the plans. A note should be included <br /> requiring the alarms to be hardwired, interconnected, and provided with back-up battery power <br /> as required. Note on pg 9 under General Notes to Hardwire smoke/CO alarms <br /> 2. Insulation should be specified for all components of the exterior envelope, including but not <br /> limited to walls, floors, slab-on-grade, ceiling/roof cavities, doors, and windows. See WSEC <br /> Table 402.1.1. Referenced pg 10 <br /> 3. Continuing with the previous comment, the details should specify eave baffels for the attic <br /> insulation. See WSEC R402.2.4. <br /> 4. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC <br /> Section R402.2.3. Include a calculation for the minimum required ventilation area in the <br /> drawings. The vents should be equally distributed between the roof eaves and ridge, and <br /> around the building perimeter. 440 sq ft attic space, 1 sq ft per 150 sq ft, 7 vents totaling 3sq ft <br /> of ventilation , noted on plan re submittal <br /> 5. Energy credits are required per WSEC Section R406. The required number of credits should be <br /> normalized per Table R406.2. A schedule of the selected credits should be included in the <br /> drawings. The performance requirements for the selected credits should be specified. The <br /> insulations requirements for the components of the exterior envelope should be modified in the <br /> drawings when performance enhancement credits are selected. Referenced pg 10 <br /> 6. The Lower Level plan specifies the whole house fan in the utility closet. The system should be <br /> located in a central area that is open to and has unobstructed air flow with the majority of the <br /> habitable space. Alternatively, if the system is not centrally located, the system should provide <br /> ducting to each room of the house per Section M1505.4.1.1, and the drawings should specify a <br /> requirement for testing to verify air flow rates per Section M1505.4.1.6. The system should not <br /> have a sound rating exceeding 1.0 sones. Relocated whole house fan <br /> 7. The bathroom and kitchen should specify exhaust fans including the minimum required <br /> performance rates per IRC Table M1505.4.4(1).
