The house is required to have a heating system per IRC Section R303.9. The type should be <br /> specified. See pg 8 <br /> 9. The house is required to have a water heating system per IRC Section R306.4. The type should <br /> be specified. See pg 8 <br /> Structural <br /> 1. The project may involve structural work that does not comply with the prescriptive limitations of <br /> the IRC. Where a structural design is performed per Section R301.1.3, structural drawings and <br /> calculations should be prepared by a professional engineer licensed in the state of Washington; <br /> the drawings and calculations should bear the seal and signature of the engineer. See RCW <br /> Sections 18.43.010, 18.43.020, and 18.43.070. Attached drawings and notes on Resubmittal <br /> 2. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. Attached pg 9&10 <br /> 3. The project appears intended to include prefabricated roof trusses. See IRC Section R802.10. <br /> The following comments should be addressed: Pg. 9&10 <br /> a. The design criteria for the trusses should be specified in the drawings. See Table R301.2(1) <br /> and EMC Section 16.01.010(4 <br /> b. The drawings should include a note specifying the following: <br /> i. The trusses should be designed by a professional engineer licensed in the state of <br /> Washington. <br /> ii. The truss construction drawings and calculations should bear the seal and signature <br /> of the engineer performing the design. <br /> iii. The truss design should be reviewed for conformance with the approved <br /> construction drawings and the referenced building codes, and approved for <br /> construction by the designer-of-record for the approved drawings, prior to <br /> fabrication and erection. <br /> c. The exterior walls will require stability bracing where the wall framing is not continuous <br /> from the foundation to the roof sheathing (i.e., the exterior walls are topped with end <br /> trusses). Wall framing heights are limited per Section R301.3(1). Details and calculations <br /> for the bracing should be submitted for review. Note that the bracing is not designed by <br /> the truss manufacturer, nor is the truss stability bracing intended to address this <br /> requirement. As per included in drawings <br /> 4. The height of each story should be specified in the drawings. See Sections R106.1.1 and <br /> R301.3, and additional comments below. Noted on Plans, Each story 9' , Elevations page <br /> 5. The construction drawings do not provide sufficient framing plans and details for the second <br /> floor, deck and foundations, and entry roof. Framing plans, sections, and details should be <br /> included in the drawings. The deck attachment to the house should comply with Section <br /> R507.9. See Sections R106.1.1, R301.1, and Chapters 4 and 5.
