The parking spaces are not required to be covered, but must be on a paved surface per <br /> Public Works standards. Per the Neighborhood Conservation Guidelines, access to all off-street <br /> parking shall be via the alley and no driveways from the main street will be permitted. Need rear <br /> setback dimension as noted on site plan. Public works will need to review the parking <br /> configuration to confirm 3 parking stalls can be accommodated. <br /> 7. Per EMC 19.22.060.B.4.a, detached ADU's which are accessed from an alley shall measure <br /> building heights from the average alley elevation at the rear lot line (instead of measuring from <br /> the average base elevation provided on the site plan). Please show the average alley elevation <br /> on the site plan and provide the overall height of the building. <br /> Note: Because the proposed height is within 1-foot of the height limit(24'), the base elevation <br /> survey is due at this time and the height survey is due at the time of framing. These forms are attached. <br /> • The roof pitch was changed to 4:12; therefore, the height limit is 18' per Table 22-2. The <br /> plans indicate the structure will be 22'5"tall. The ADU exceeds to allowable <br /> height. Additionally, the Guidelines state that all new buildings shall have a minimum <br /> 6:12 roof pitch. <br /> • Average base elevation calcs are still shown on the plans, but the height of the ADU shall <br /> be measured from the average alley elevation at the rear lot line per my comment above. <br /> Please review the code section linked above and revise the plans accordingly. <br /> 8. Please note a survey will be required because the ADU is proposed within 1-foot of the required <br /> side setback. No longer required. <br /> 9. Lastly, the Guidelines state that infill buildings, when possible, should be visible from the sidewalk <br /> and street to enable identification. Pedestrian access from the street should be independent of <br /> the existing house and identifiable from the sidewalk. Please demonstrate how this guideline is <br /> met. <br /> • Regarding the pedestrian access requirement,the google street view image shows a <br /> walkway that connects the front porch steps to the sidewalk, and it extends around the <br /> house on the north side. Please show the existing walkways on the site plan and how <br /> pedestrian access to the ADU will be provided. <br /> 4 <br />
