Per the requirements of our residential construction submittal checklist, structural plans must <br /> include all four elevations with height calculations. As the proposed deck is not included in the building plans <br /> and elevations on file for the new SFR (Permit no. C1507-014), new elevations should be submitted indicating <br /> the location and scale of the proposed deck. <br /> Please note: the redlined site plan submitted on May 4, 2023 in response to the May 2, 2023 correction letter from <br /> Planning indicates that the new deck will encroach the required 20' rear setback at the subject site. Per EMC <br /> 19.06.030.B.1.b. this rear setback may be reduced to 10' only if the deck is no higher than 10' above existing <br /> grade. Updated elevations must indicate conformance with this code requirement and include height calculations to <br /> receive Planning approval. <br /> Re-submittal instructions can be accessed here. Please submit, at minimum,two copies of any revised <br /> documents/plans. This application is on hold for further Planning review until the requested revisions have been <br /> received. Additional comments or corrections may be required upon review of the requested information. <br /> Please utilize the Online Permitting Portal to check on the status of all reviews.
