Per the requirements of our residential construction submittal checklist, <br /> structural plans must include all four elevations with height calculations. As the <br /> proposed deck is not included in the building plans and elevations on file for the new <br /> SFR (Permit no. C1507-014), new elevations should be submitted indicating the location <br /> and scale of the proposed deck. <br /> Please note: the redlined site plan submitted on May 4, 2023 in response to the May 2, 2023 <br /> correction letter from Planning indicates that the new deck will encroach the required 20' rear <br /> setback at the subject site. Per EMC 19.06.030.B.1 .b_ this rear setback may be reduced to 10' <br /> only if the deck is no higher than 10' above existing grade. Updated elevations must indicate <br /> conformance with this code requirement and include height calculations to receive Planning <br /> approval. <br /> Re-submittal instructions can be accessed !_;_;;; Please submit, at minimum, two copies of <br /> any revised documents/plans. This application is on hold for further Planning review until the <br /> requested revisions have been received. Additional comments or corrections may be required <br /> upon review of the requested information. <br /> Please utilize the Online Permitting Portal to check on the status of all reviews.
