Additional information and revisions are necessary before a permit can be issued. <br /> Please review and respond to the comments below: <br /> General Comments: <br /> 1. This building is classified as a R-2 occupancy since it has more than 2 dwelling units. Therefore, it <br /> is governed by the 2021 Washington Building Code (IBC), not the Residential Building Code (IRC.) <br /> 2. Construction type is VB. <br /> 3. Existing buildings are governed by the 2021 International Existing Building Code (IEBC). <br /> Converting unhabitable space to habitable space is a change of use, requiring all work to be <br /> comply with the 2021 IBC. This applies to the attic and the basement. See IEBC Section 1001.2.1 <br /> and 1002.1. <br /> 4. In buildings more than 2 dwelling units, an NFPA 13R sprinkler system is required. See IBC <br /> 903.3.1.2. <br /> 5. Change of use in the basement and attic requires compliance with the current 2021 Energy Code <br /> for Residential Buildings. Converting unconditioned to conditioned space requires compliance <br /> with the energy code for"Additions." See WSEC R505 and R505.1.1. <br /> 6. Additional energy credits are required for the Basement and Upper floor since they are adding <br /> conditioned space. Please see attached worksheet. 6.5 credits are required to be selected from <br /> the various menu options per WSEC Table R406.3.4. Please provide this information on the <br /> drawings. <br /> 7.
