Architecture Comments: <br /> 8. The minimum ceiling height is 7 feet. On the upper floor, the Den and Bedroom may not be <br /> habitable spaces due to ceiling height, and should be called "Storage." A closet should not be <br /> constructed in the "bedroom." See IEBC 801.4, exception 4, and 901.2. <br /> 9. Please provide Emergency Egress windows from the sleeping area (main living room?) on the <br /> upper floor. See IBC 1031.2. <br /> 10. Please provide details describing the proposed floor/ ceiling assemblies. Floors separating <br /> dwelling units within a building should be constructed as horizontal assemblies. See IBC 420.3 <br /> and 711. Horizontal assemblies separating dwelling units should be 1-hour fire-resistive rated <br /> construction. See IBC 711.2.4.3. <br /> 11. Penetrations in the horizontal assemblies shall be per IBC 714. <br /> 12. Please provide details describing all the proposed wall assemblies, including wood stud sizes, <br /> species, spacing, top and bottom plates, and blocking (required every ten feet in each direction). <br /> Exterior walls in the basement and attic should be sized to accommodate required insulation as <br /> required by WSEC Table R402.1.1. <br /> 13. Please provide a cross section detail showing how the roof is insulated while maintaining required <br /> ceiling heights. WSEC Table R402.1.1. <br /> 14. Please provide 20"x30" minimum access to all attic spaces. See IBC 1209.2. <br /> 1S. On the upper floor bathroom, there must be at least 6'-8" clearance at the showerhead for a <br /> width of 30 inches. See IRC R305.1. <br /> 16. The stairs to the upper floor do not meet the standards for egress from a rental unit. They will <br /> need to be rebuilt per current residential code standards of 7.5" maximum riser and minimum 10- <br /> inch tread. See R311.7. Please provide handrails. See R311.7.8. <br /> 17. The stair door to the upper floor should be 28" clear width. See 2021 Fire Code 1104.7. <br /> 18. Please show handrails on the exterior stairs that access the main floor unit complying with IRC <br /> R311.7.8. <br /> To continue review, please provide two new sets of revised construction documents reflecting the <br /> corrections requested. Please include a brief response letter which indicates how the corrections were <br /> resolved.
