Pacific Ridge — DRH, LLC ES-8528.01 <br /> July 18, 2022 Page 2 <br /> Project Description <br /> The subject site is located at 9506 — 7th Avenue Southeast in Everett, Washington. The site <br /> consists of one tax parcel (Snohomish County Parcel No. 28051800302100) and totals about <br /> 6.77 acres of land area. The approximate site location is depicted on Plate 1 (Vicinity Map). <br /> We understand the existing site improvements will be removed, and a new 45-lot residential <br /> development with related infrastructure improvements will likely be constructed. Per the <br /> referenced feasibility plans, stormwater will likely be managed via stormwater detention vaults or <br /> bioretention cells. Based on the referenced feasibility plans, grading will include cuts and fills of <br /> up to about four to six feet. <br /> At the time of report submission, specific building load values were not available for review; <br /> however, we anticipate the proposed residential structures will consist of relatively lightly loaded <br /> wood framing supported on conventional foundations. Based on our experience with similar <br /> developments, we estimate wall loads of about 1 to 2 kips per linear foot and slab-on-grade <br /> loading of 150 pounds per square foot (psf) will be incorporated into the final design. <br /> If the above design assumptions either change or are incorrect, ESNW should be contacted to <br /> review the recommendations provided in this report. ESNW should review the final design to <br /> confirm that our geotechnical recommendations have been incorporated into the final plans. <br /> SITE CONDITIONS <br /> Surface <br /> The subject site consists of one tax parcel (Snohomish County Parcel No. 28051800302100) and <br /> totals about 6.77 acres of land area. The site is currently developed with a church and associated <br /> improvements; the majority of the site consists of paved parking areas and cleared yard areas. <br /> Site topography is relatively level with some undulations; we estimate no more than about 15 feet <br /> of topographic relief occurs within the property boundaries. The site is bordered to the east by <br /> 7th Avenue Southeast, to the north and west by existing residential development, and to the south <br /> by existing commercial development. <br /> Subsurface <br /> An ESNW representative observed, logged, and sampled seven test pits on April 15, 2022. The <br /> test pits were excavated at accessible locations within the property boundaries using a mini- <br /> trackhoe and operator retained by ESNW. The test pits were completed to characterize and <br /> classify the site soil and groundwater conditions within areas proposed for new development. <br /> The maximum exploration depth was approximately 10 feet below the existing ground surface <br /> (bgs). <br /> The approximate locations of the test pits are depicted on Plate 2 (Test Pit Location Plan). Please <br /> refer to the test pit logs provided in Appendix A for a more detailed description of subsurface <br /> conditions. Representative soil samples collected at our exploration locations were analyzed in <br /> general accordance with Unified Soil Classification System (USCS) and USDA methods and <br /> procedures. <br /> Earth Solutions NW, LLC <br />
