1.0 INTRODUCTION <br /> Wetland Resources, Inc. (WRI) completed site investigations in April and July, 2022, to identify <br /> wetlands and streams on and near the property located 9506 71h Avenue SE, in the city limits of <br /> Everett, Washington. The Public Land Survey System (PLSS) locator for the property is Section <br /> 18,Township 28N,Range 5E,W.M. It is situated within the North Creek Sub-basin of the Cedar- <br /> Sammamish Watershed,Water Resources Inventory Area(WRIA) 8. <br /> .,SUBJECT <br /> PROPERTYLU <br /> 95TH CT SE_ <br /> �r <br /> Figure I —Aerial view of the subject property. <br /> 1.1 SITE DESCRIPTION <br /> The 6.77-acre parcel (28051800302100)is located between commercial development to the south <br /> and residential development to the north,east,and west. The property is developed with an access <br /> road that travels west from Th Avenue SE to a large church/school building and parking area in <br /> the western portion of the site. Surrounding land use is primarily urban residential and <br /> commercial. <br /> Vegetation around the building and parking lot is generally maintained lawn and landscaping. <br /> The eastern portion of the site contains forested vegetation, dominated by black cottonwood <br /> (Populus balsamifera), red alder (Alnus rubra), salmonberry (Rubus spectabilis), Himalayan blackberry <br /> (Rubus armeniacus), and lady fern (Athyrium filix femina). Topography underlying the site is lower and <br /> flatter to the east, rising approximately 10 feet in elevation in the developed area to the west.
