19.37.110(A) and 19.37.170(A)(3), respectively. The on-site wetland and stream are classified as
follows:
Wetland A—Category III: Wetland A is classified as a Category III wetland with total score of
18 points and a habitat score of 5 points. Category III wetlands with habitat scores of 5 points
receive 80-foot standard buffers or 60-foot reduced buffers from their delineated boundaries per
EMC 19.37.110.
Stream A — Type Ns: Stream A is a tributary to North Creek, however, a very long culvert
separates the on-site reach from North Creek to the south. No fish use was observed by WRI staff
during site visits in April and July, 2022, and no fish use is documented in this channel by local or
state agencies. The channel was stagnant during our April visit and dry during our July visit.
Consistent with other approved projects along this reach, including Evergreen Townhomes to the
north, Stream A is classified as a Type Ns stream, as it is an intermittent stream with no fish use.
Pursuant to EMC 19.37.170,Type Ns streams with buffers that are unvegetated, sparsely vegetated
or vegetated with invasive species receive 75-foot buffers.
Chelsea Heights 6 Critical Area Study &Buffer Enhancement Plan
WRI#22101 October 10, 2022
