2.4 BOUNDARY DETERMINATION FINDINGS <br /> 2.4.1 Wetland A <br /> HGM Class: Depressional <br /> Department of Ecology Rating: Category III (18 total points), Habitat Score of 5 <br /> City of Everett Buffer: 80 foot standard / 60 foot reduced <br /> W <br /> 4 I_ <br /> d <br /> Figure 3 Photograph of Wetland A on site in April 2022. <br /> Wetland A is a depressional wetland located in the eastern portion of the site. Vegetation in the <br /> wetland is dominated by a canopy of black cottonwood (Populus balsamifera; FAC), with an <br /> understory of salmonberry (Rubus spectabilis; FAC), Himalayan blackberry (Rubus armeniacus; FAC), <br /> twinberry(Lonicera involucrata; FAC), hardhack (Spiraea douglasii; FACW), and false lily-of-the-valley <br /> (Maianthemum dilatatum; FAC). Soils from the surface down to 18 inches are black (IOYR 2/1) silt <br /> loam with dark yellowish brown(IOYR 4/6) redoximorphic features. Soil saturation was observed <br /> at the surface during the July 2022 investigation. This profile meets the hydric soil indicator Redox <br /> Dark Surface (F6) and the hydrology indicator for Saturation (A3). <br /> Wetland A is classified as a Category III wetland with a low habitat score of 5. Category III <br /> wetlands with low habitat scores receive standard buffers of 80 feet per Table 37.2 of EMC <br /> 19.37.110(A). The applicant is proposing to employ the general mitigation measures described in <br /> EMC 19.37.110(C). When the general mitigation measures are applied, the reduced buffers <br /> provided in Table 37.3 are allowed, which reduces the buffer to 60 feet. <br /> Chelsea Heights 7 Critical Area Study &Buffer Enhancement Plan <br /> WRI#22101 October 10, 2022 <br />
