Mr. Joseph Baril
Plan Check Number: B2202-072, First Building Review
March 11, 2021
2. The construction drawings should specify the minimum design loads and material requirements
(e.g., concrete strengths, steel grades, wood species and grades, etc.). See Sections R106.1.1
and R301.
Notes for structural elements, shear wail schedule, holdowns, etc. on
3. A gkal fastener schedule should be provided per IRC Table R602.3(1). Providing a reference
to this table in the drawings does not satisfy this requirement. In addition, the make and model
of proprietary hardware should be specified where used for connections.
Provided on - -aming plans and sections, (Sheets 3, 5-8)
4. Detail 50 should specify a minimum 6-inch clearance above the adjacent ground. See Section
R317.1 Item 5.
Drawl - earance on sheep. 6, se_ on
5. The project appears intended to include prefabricated roof trusses. See IRC Section R802.10.
The following comments should be addressed:
a. The design criteria for the trusses should be specified in the drawings. See Table R301.2(1)
and EMC Section 16.01.010(J).
b. The drawings should include a note specifying the following:
i. The trusses should be designed by a professional engineer licensed in the state of
Washington.
ii.The truss construction drawings and calculations should bear the seal and signature of
the engineer performing the design.
iii. The truss design should be reviewed for conformance with the approved
construction drawings and the referenced building codes, and approved for construction
by the designer-of-record for the approved drawings, prior to fabrication and erection.
Roof calculations prepare 1 for stick framed roof construction.
6. The construction drawings include references to shear wall schedules in multiple locations,
including but not limited to Details 71 and 74. The drawings do not appear to include a shear
wall schedule and should be revised. See Section R106.1.1.
D.Lcivvi n.j _ updated by (FAC) iiiciu t` L 3 detai u
7. The plans appear to show that the new garage wall will be founded on the south wall of the
existing building below. Detail 74 referenced at this location is not sufficient to show the
proposed construction. A full-height wall section should be provided. See Sections R106.1.1
and R301.1.
Petals cu sheet 6 nclude new footing information .
8. Detail 72 includes stability bracing per Note 8. See Sections R301.1 and R301.1.3. The detail
should be revised to addressing the following comments:
a. The brace angle should not exceed a 1:1 slope (i.e., maximum 45-degrees from horizontal).
b. The brace should connect to roof blocking to transfer vertical loads to at least two trusses,
and to transfer horizontal loading into the roof sheathing.
c. The detail should specify connection requirements between the brace, wall top plate,
blocking, and trusses.
Drawings updated by (FAC) includes LFRS details .
9. Detail 72 includes an outrigger per Note 3 to support roof sheathing. The plans should include
a reference to this detail for all locations where required, including the porch and patio roofs.
Where outrigger support is not provided, the sheathing overhangs should be limited to 9 inches
per Section R803.2.3.
Drawings updated by (FAC) includes roof detaI
3200 Cedar Street 425.257.8810 everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 3
