The submitted construction drawings state an address of"9880 18th Avenue W". The correct <br /> house number of"9820"should be stated. Note that the address is not stated on the site plan. <br /> See Section R106.1.1. <br /> Address updated and stated on site plan on sheet 1 of (FAC) drawings . <br /> 2. The construction drawings appear to have incorrect detail references and missing details. The <br /> drawings should be revised for clarity. The construction drawings should include building elevations and sections through the proposed <br /> garage addition. See Section R106.1.1. <br /> Build .:� is prepared on sheet 1 . 1, and includes <br /> Architectural provisions for dwelling-garage separation . Also, on <br /> sheet 4 elevations for proposed <br /> 1. The project should specify the applicable building codes, including but not limited to the 2018 <br /> IRC, 2018 WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br /> Building codes 1i,st(_-H on sheet 1 under buildi;. data <br /> 2. The site plan indicates a minimum 5-foot clearance (i.e., fire separation distance) between the <br /> south property line and the proposed garage wall. The FSD will need to be verified by a survey. <br /> If the FSD is less than 5 feet, fire-rated construction for the south wall is required per Table <br /> R302.1(1). <br /> Please reference survey attached to (FAC) drawings on sheet "1 . 01" . <br /> 3. The garage side of the existing wall is required to have a layer of minimum 1/2-inch GWB. The <br /> table included with the "Main Floor Plan" is not sufficient. The requirement should be specified <br /> in the appropriate detail for this wall. See Table R302.6. <br /> Dwelliily �d.r�. yparation information provided on sheet 1 . 1 . <br /> 4. The drawings do not clearly indicate if the underside of the roof trusses will be covered. If <br /> covered, the drawings should specify the following: <br /> 5. Ventilation requirements of Section R806 and WSEC Section R402.2.3. Include a calculation <br /> for the minimum required ventilation area in the drawings. The vents should be equally <br /> distributed between the roof eaves and ridge, and around the building perimeter. <br /> 6. The project includes structural work that does not comply with the prescriptive limitations of the <br /> IRC. A structural design is required per Section R301.1.3. Structural drawings and calculations <br /> should be prepared by a professional engineer licensed in the state of Washington; the <br /> drawings and calculations should bear the seal and signature of the engineer. See RCW <br /> Sections 18.43.010, 18.43.020, and 18.43.070. Non-prescriptive work includes but is not <br /> limited to: <br /> a. The building wall heights exceeds the maximum height of Section R301.3 Item 1. <br /> b. The spacing of the braced walls in the east-west direction exceeds the maximum limit of 25 <br /> feet per Table R602.10.1.3. <br /> c. The east and west braced walls appear intended as Type "PFH" portal frames per Figure <br /> R602.10.6.2. The proposed construction exceeds the limits for this braced wall type, <br /> including but not limited to the maximum height. <br /> Reference (FAC) calculations & updated drawings & details on sheet 6 include <br /> provisions for balloon wood framed walls . <br />
