Based on the conditions encountered during our fieldwork, the
site is primarily underlain by native soils consisting of medium dense to very dense silty sand
with gravel glacial till deposits.
We understand construction of an assisted living facility is proposed for the subject property.
One level of below grade construction relative to existing grades surrounding the property is
proposed. Temporary shoring or open-cut excavations along the north, south, and west
perimeters of the site will be necessary to construct the underground garage level. To the east,
the building structure will daylight along the Broadway Avenue North frontage. Based on
current plans, excavations on the order of 12 to 15 feet will be required to establish subgrade
elevations for the below grade level. This geotechnical study provides foundation design
recommendations and recommendations for conventional shoring and soil nailing.
Based on the results of our study, construction of the proposed facility is feasible from a
geotechnical standpoint. The building can be supported on conventional foundation systems
bearing on competent, undisturbed native soil. Based on the proposed excavation depths and
the subsurface data acquired at the boring and test pit locations, we anticipate competent
native soils suitable for support of foundations will be encountered at the proposed foundation
level. Recommendations for site excavations, foundation design, temporary shoring, and other
pertinent geotechnical recommendations are provided in this study, as appropriate.
The opportunity to be of service to you is appreciated.
