American Property Develc ,..lent ES-0599.05 <br /> January 16, 2015 Page 2 <br /> Updated January 22, 2015 <br /> Project Description <br /> Construction of an assisted living facility is proposed for the subject property. One level of <br /> below grade (garage level) construction relative to existing grades surrounding the property is <br /> proposed. Building setbacks from the property line will be minimal, and the use of temporary <br /> shoring or a combination of temporary slopes and shoring will be necessary to complete the <br /> garage level excavations. The shoring and open-cut excavations will be necessary along the <br /> north, south, and west perimeters of the site. To the east, the building structure will daylight <br /> along the Broadway Avenue North frontage. Based on current plans, excavations on the order <br /> of 12 to 15 feet will be required to establish subgrade elevations for the below grade level. <br /> We anticipate the proposed building construction will consist of reinforced concrete and post- <br /> tensioned slabs throughout the lower levels. The upper residential levels will be supported on <br /> the post-tensioned slab and consist of relatively lightly loaded wood or steel stud framing. <br /> Based on our experience with similar developments, we anticipate column loads on the order of <br /> 300 to 400 kips, and perimeter wall loads of approximately five thousand pounds per lineal foot. <br /> If the above design estimates are incorrect or change, ESNW should be contacted to review the <br /> recommendations in this report. ESNW should review the final design to verify that our <br /> geotechnical recommendations have been incorporated into the final design. <br /> Surface <br /> The site is located at 3214 Broadway Avenue North, Everett, Washington. It occupies the <br /> northern half of the city block (#763) at Broadway (east side of the street), between 32nd and <br /> 33rd Streets (see Plate 1, Vicinity Map). The subject property is rectangular in shape consisting <br /> of 5 consecutive lots (lots 28-32) for a total area of approximately 27,000 square feet. The <br /> subject property is bordered on the north by 32nd Street and on the south by a two-story brick <br /> assisted living facility. The subject property fronts Broadway on the east for approximately 225 <br /> feet. An access alley way adjoins the subject property on the west. The approximate limits of <br /> the property are illustrated on the Boring Location and Test Pit Location Plan (Plate 2). <br /> The subject property was previously used for both residential and commercial purposes, and <br /> has recently been cleared of all structures. The overall topography across the site is gently to <br /> moderately sloping, and descends at an even angle to the east. Vertical relief across the site <br /> east-west is estimated to be on the order of ten to fifteen feet, There are no geologic <br /> hazardous areas identified on the subject property. <br /> Subsurface <br /> Two borings and two test pits were completed at the site for purposes of assessing soil and <br /> groundwater conditions. Please refer to the boring and test pit logs provided in Appendix A for <br /> a more detailed description of the subsurface conditions.
