3214 Broadway Development Traffic Impact Analysis <br /> 7. CONCLUSIONS <br /> The 3214 Broadway Development is proposed to consist of 140 mid-rise apartments. The proposed <br /> development will replace an existing 3,200 SF building and an independent parking lot. The <br /> development is anticipated to result in 479 new daily trips and 48 new PM peak-hour trips. The <br /> development is not anticipated to significantly impact any surrounding roadways or intersections. <br /> The development is proposed to have one access to 32nd Street, one access to the alley along the <br /> west side of the site.
