INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are associated <br /> with other laws or requirements. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances <br /> in effect at the time a complete building permit application is filed, including those not specifically set forth herein. <br /> Contact the Planning Department for information regarding appeals processes for the requirements listed in this <br /> document. <br /> Public Works Comments—Benyam Stephanos 425 257-7289 <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department, showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the <br /> public right-of-way. Public Works Department approval of these drawings is required prior to any permits being <br /> issued. All improvements shall be completed, approved and warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Full standard half street improvements are required along the entire project(Broadway and 32nd Street), including <br /> but not limited to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. <br /> 3. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br /> 4. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 5. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 6. Special charges for connection to the sewer and water systems in accordance with Ordinance 3095-08 and <br /> subsequent revision are applicable. These charges are based on projected water usage and can be substantial. <br /> Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges prior to building <br /> permit application. The actual charges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time and according to the information on the approved plans at the time of building permit issuance. <br /> 7. Stormwater shall be managed in accordance with the City's current storm water management manual. <br /> 8. The existing driveways along the Broadway frontage must be removed and replaced with curb, gutter and sidewalk <br /> per City standards. <br /> 9. Approval of construction plans will require demonstration that all pertinent standards and regulations are met. <br /> 10. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 11. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) must meet City specifications. <br /> 12. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppression <br /> and street cleaning must occur as directed by the Public Works Inspector. <br /> 13. A one year warranty is required on the public improvement for an amount not less than 10% of the cost of <br /> construction and shall run for one year from the date of final approval/issuance of the first Occupancy Permit. <br /> 14. Lack of comment on the plans submitted with the application does not constitute approval of these plans. <br /> 15. As-builts of storm sewer, sanitary sewer, and water systems shall be submitted per City Design and Construction <br /> Standards and Specifications for Development. <br />
