The property is <br /> located on the South West corner of 32nd,avenue and Broadway in the BMU zoning district and <br /> will be focused on providing 140 market rate apartment unit rentals. The project will be <br /> comprised of 15 studios, 55-1 bedrooms and 70-2 bedrooms. The attached elevations illustrate <br /> general size and scale of the project but do not reflect the final siding material or color at this <br /> time. These items will be better established upon formal submittal to the City of Everett during <br /> design review. There is currently a dilapidated 4-Plex on the property that we are under contract <br /> to purchase that will be demolished once the sale is finalized on February 23, 2017. The <br /> demolition permit application will be a delayed submittal to ensure a successful closing has <br /> occurred. This narrative includes descriptive information and will help qualify information that <br /> is difficult to represent on the site plan. <br /> A recreational area located within the first level of Broadway will have direct access and <br /> frontage to Broadway. This area will provide space for leasing and building management staff to <br /> greet new and existing tenants as well as access to building amenities. The building tenants will <br /> have access to 2 elevators providing full service to recreational areas,both floors of garage <br /> parking and all 5 residential floors. We also provide a great open space on the 3rd floor deck that <br /> is available to all tenants for a more private and relaxed setting. The recreational space(7,394 <br /> SF) and 3rd floor deck(5,925 SF)provide a total of 13,319 square feet of public open space. <br /> This exceeds the requirement of 50 square feet of open space per unit as per EMC 19.31A.03 <br /> subsection C.1. <br /> 7?-67-7 )7 <br /> - 1 - <br />
