The existing property i.s owned by the City of Everett. The existing site is partially used as afire <br /> department trainingfacility. The actual site area being used,for the project is undeveloped <br /> grassland. The property to the North and Northeast includes the utility company,fire department <br /> trauwrgf acility and the Reservoir. The properties to the South across Berkshire Drive inchrde <br /> residential hones. The property to the immediate iWc.st is city olined property and further down <br /> the slope along Evergreen Way is a restaurant and auto shop. The proposed project should have <br /> no effect on current land uses on nearby properties. <br /> The Evergreen Way Revitali_ation Plan has designated the arca along Evergreen li'o_v to he a <br /> Mixed Use Overlay Zone for the BRT station areas. These zones will allow for more intensive <br /> development than currently allotted by existing zoning. The proposed pro ject fits into this <br /> Revitalization Plan and contributes to the concepts of the plan by providing sidewalk access to <br /> Evergreen IVery. <br /> b. Has the project site been used as working farmlands or working forest lands? If so, <br /> describe. How much agricultural or forest land of long-term commercial significance will <br /> be converted to other uses as a result of the proposal, if any?
