The site <br /> is currently vacant and covered by non-native invasive plant species. The soils have been leveled and <br /> compacted in preparation for industrial development. The proposed project will develop a highly degraded site <br /> and establish a more functional buffer along the Snohomish River. <br /> The proposed project includes the construction of two commercial/industrial buildings with offices, associated <br /> utilities, parking, and infrastructure on the 21.9 acre subject property (See Site Plan, Appendix C). Building A <br /> is proposed to comprise of approximately 63,100 square-feet manufacturing and 35,000 square-feet office. <br /> Building B is proposed to comprise of approximately 70,700 square-feet manufacturing, 20,000 square-feet <br /> distributing and 20,000 square-feet office. Concurrent with the site development actions, the Port of Everett <br /> will restore a 50 foot buffer along the Snohomish River which will include a public access pathway <br /> 6b. [h ipj <br /> The purpose of the proposed project is to meet growing demand for commercial/industrial facilities within the <br /> Port of Everett. With the economic recovery of the region, business park facilities that provide increased <br /> manufacturing, warehousing and shipping capacity within the Port of Everett are in high demand. To meet this <br /> economic demand and provide the services and jobs associated with it, additional industrial and commercial <br /> facilities are needed along this waterfront. The proposed project is water related due to the inherent nature <br /> with developing a project within the Port, but the project actions are not taking place in the water.
