2. EXISTING CONDITIONS SUMMARY <br />The site is located at 9530 Holly Drive, in the City of Everett, and in Section 13, <br />Township 28N, Range 4E, Willamette Meridian. See Figure 1 - Vicinity Map. The <br />gross site area is approximately 1.21 acres. <br />Land use around the site is primarily single-family homes, with Challenger Elementary <br />School bordering the property to the northwest. The existing site is developed and <br />contains an existing house and driveway. All of the existing impervious surfaces will <br />be removed or replaced for this project. Vegetation on the site consists of lawn and <br />trees. The existing developable site is triangular in shape. <br />As previously mentioned, a geotechnical investigation was done for this project site <br />and the general soil conditions for the site were found to be loose to medium dense, <br />silty -fine to medium grained sand with gravel (Vashon glacial till). Explorations were <br />done to a depth of 8 feet with no groundwater encountered, however winter high <br />perched groundwater elevation is anticipated to be 3.5 to 8 feet below ground surface, <br />per Cobalt Geosciences. <br />The general site slopes for the project area are mild and average approximately 5 <br />percent. Based on the existing soil information and the setbacks of the proposed <br />improvements from any of the property lines or critical areas there is little potential for <br />erosion or sedimentation during construction, assuming the basic BMPs included in <br />the SWPPP are installed and maintained properly.
