The actual charges and requirements shall be as per the information <br /> on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. <br /> 8. Stormwater shall be managed in accordance with the City's 2010 Storm water Management <br /> Manual". <br /> 9. The driveways on must be removed and replaced <br /> with curb, gutter and sidewalk per City standards. <br /> 10. Approval of construction plans will require demonstration that all pertinent standards and <br /> regulations are met. <br /> 11. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 12. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) must meet <br /> City specifications. <br /> 13. City streets and alleys are to be kept clear of dirt and debris at all times during construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 14. A one year warranty is required on the public improvement for an amount not less than 10% of <br /> the cost of construction and shall run for one year from the date of final approval/issuance of the <br /> first Occupancy Permit. <br /> 15. Lack of comment on the plans submitted with the application does not constitute approval of <br /> these plans. <br /> 16. A two year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 17. On-site watermain will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 18. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per <br /> City Design and Construction Standards and Specifications for Development. <br /> 19. A permit is required for the destination of the fill. <br /> 20. A Performance Guarantee is required for street improvements on <br /> prior to any building permit being issued. <br /> 21. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspector. <br /> 22. The sewer main in the alley is overloaded. A backwater valve must be installed on all new <br /> sewer main connections. <br /> 23. If the proposed fill is intended to support structures at a later date, the fill shall be placed in <br /> accordance with Appendix J of the International Building Code. Should the applicant not wish <br /> to construct a fill intended to support a structure at a later date, the applicant will be required to <br /> submit a letter to the City so stating. The letter will be recorded against the property. <br /> 24. Walkways must be provided from the building entr to the public sidewalk.. <br /> ��/ <br />
