Briefly describe the vegetation and habitat conditions on the property. hf eM <br />Because much of the site was filled as recently as 2012, most of the vegetative ground cover is comprised of <br />non -maintained grasses that help to stabilize the imported fill surface. There is a band of blackberries and other <br />native brush along the Snohomish River waterfront. <br />5m. Describe how the property is currently used. hj eM <br />The property is a vacant undeveloped parcel within Riverside Business Park. <br />5n. Describe how the adjacent properties are currently used. hf m <br />The lot immediately to the west of the subject site is currently being developed to support a tilt -up industrial <br />structure. The property to the southeast of the site along the river frontage is not developed, while the property <br />to the southwest is used by Regional Disposal Company as their truck -to -rail transfer center for handling <br />garbage containers. Land to the north of the subject site is undeveloped. <br />5o. Describe the structures (above and below ground) on the property, including their purpose(s) and current <br />condition. hei <br />The only structures on the site are a 6,400 square foot two story building at the southeast corner of the property <br />once used as a training center by Weyerhaeuser and a 1,000 square foot outbuilding further to the east. The <br />training center building has since been used for various purposes by the Port since acquisition of the site. The <br />buildings will be demolished as part of the subject project. <br />5p.
