Existing grass vegetation will be removed from the site to accommodate the <br />building, operations yard, fueling station, employee parking, and landscaping. A retaining wall will be placed <br />upland of the floodway limits to avoid filling in the floodway. Stormwater management facilities are provided <br />both to detain water to match river outfall discharge capacities and to clean runoff from paved surfaces. Utility <br />lines will be installed to provide water, sanitary sewer, power, communications, and natural gas services. <br />Roughly 1250 square feet of the property at the southeast corner of the site is in the floodplain, and consists of a <br />portion of the retaining wall, paving, and landscaping. <br />6f.
