f. Could erosion occur as a result of clearing, construction, or use? If so, generally describe.
Soils exposed during grading activities are subject to erosion unless protected.
g. About what percent of the site will be covered with impervious surfaces after project
construction (for example, asphalt or buildings)?
Approximately 95% of the site will be covered by impervious surfaces when
complete.
h. Proposed measures to reduce or control erosion, or other impacts to the earth, if any:
Best Management Practices will be employed to reduce or eliminate soil erosion,
including protection of temporarily exposed soils, and use of silt fences, rock
check dams, and temporary erosion control ponds.
2. Air
a. What types of emissions to the air would result from the proposal during construction,
operation, and maintenance when the project is completed? If any, generally describe and
give approximate quantities if known.
Exhaust emissions will occur from construction equipment used during
construction, and from employee, vendor, and truck traffic once the site is
constructed. Some dust may be created during construction.
b. Are there any off -site sources of emissions or odor that may affect your proposal? If so,
generally describe.
No.
c. Proposed measures to reduce or control emissions or other impacts to air, if any:
No specific measures are proposed by the project applicant, but it is assumed
that all vehicles will employ technology currently mandated for reduction of
exhaust emissions. Dust generation will be controlled if required by wetting of
exposed soils subject to construction traffic. Subsequent to construction,
Tenant's diesel fueled vehicles utilized in their operations are equipped with
DEF injectors to aid in the reduction of NOx emissions.
3. Water
a. Surface Water:
1) Is there any surface water body on or in the immediate vicinity of the site (including
year-round and seasonal streams, saltwater, lakes, ponds, wetlands)? If yes, describe
type and provide names. If appropriate, state what stream or river it flows into.
The Snohomish River lies directly east of the subject site.
SEPA Environmental checklist (WAC 197-11-960) July 2016 Page 5 Of 17
