<br /> WALL STREET BUILDING LEASE
<br /> This Lease is made this 1St day of April, 2016 between the City of Everett, a municipal
<br /> corporation under the laws of the State of Washington, hereinafter referred to as the "Lessor",
<br /> and Representative June Robinson in her official capacity as a Washington State Representative
<br /> and Senator John McCoy in his official capacity as a Washington State Senator, hereinafter ...)
<br /> referred to as "Lessee" and in accordance with and subject to statutory requirements set forth in 2
<br /> U.S.C. 59 relating to home state office space.
<br /> WITNESS
<br /> e
<br /> 1. PREMISES. The Lessor does hereby lease to Lessee, and Lessee does hereby lease
<br /> from Lessor,those certain premises commonly known as Suite 9C-2, (hereinafter called ,
<br /> "Premises"),being situated on the 9th floor in the Wall Street Building located at 2930 Wetmore
<br /> Avenue, Everett, Washington, 98201 legally described as:
<br /> All of Lots 18, 19, 20, 21, 22, 23, 24, 25, 26, 27 and Lot 28 EXCEPT Beginning at a
<br /> point 2 inches South of the Northeast corner of said Lot 28,thence North to said Northeast
<br /> corner; thence West along the North line of said Lot 28 to the Northwest corner thereof; ,,
<br /> thence South along the West line of said lot, 6 inches; thence Easterly in a straight line to the
<br /> Point of Beginning; all in Block 683, Replat of Block 683, Plat of Everett, according to the
<br /> plat thereof recorded in Volume 4 of Plats,page 49, records of the Auditor, of the County of
<br /> Snohomish, State of Washington,
<br /> together with rights of ingress and egress over common areas incorporated herein by this
<br /> reference, which premises are approximately 192 useable square feet in size and are referred'to
<br /> herein as the "Premises". Said space does not include "joint use space" such as common
<br /> cafeterias, conference rooms, snack bars,janitorial, mechanical or circulation areas as defined in
<br /> 41 CFR 101-17.003-13.
<br /> 2. TERM. The initial term of this lease shall commence on April 1, 2016, and end at
<br /> midnight December 31, 2016. Any tenancy after the initial term shall be on a month to month
<br /> basis. Notwithstanding the provisions of any other section of this Lease, the Lessee or the
<br /> Secretary of the Senate and Chief Clerk of the House of Representatives shall have the right to
<br /> terminate this Lease without penalty upon the Lessee's death,resignation, or expulsion from
<br /> office. This right shall be exercised by providing thirty (30)days advance written notice to the
<br /> Lessor of the Lessee's or Secretary of the Senate and Chief Clerk of the House of
<br /> Representatives' intention to terminate this lease. Notwithstanding the foregoing,this lease shall
<br /> terminate immediately upon the Lessee's loss of her legislative seat.
<br /> 3. RENT. Lessee leases said Premises for said period and agrees to pay a monthly rent
<br /> in the amount of Three Hundred Sixty Eight Dollars and no Cents ($368.00)for a combined total
<br /> annual rate of$23.00 per square foot of leased premises. Said monthly payments shall be paid in
<br /> arrears on or about the thirtieth day of each month beginning April 2016. Payments shall be
