4.4.4 Utility Coordination <br />Utilities are proposed to be placed within the developed portion of the site. Sewer and water <br />mains, stormwater conveyance and electrical power will be placed under the drive aisles. <br />Stormwater will be collected on site, treated and detained, and released, as described in section <br />4.4.2 above. <br />4.4.5 Wetland Impacts <br />I f o accommodate the proposed development, the applicant is proposing to eliminate the four on - <br />site wetlands, Categories II and III, comprising a total of 0.25 acres (10,823 square feet). Off -site <br />mitigation will take place in the form of mitigation banking. <br />For further information regarding the proposed mitigation measures, please refer to the Wetland <br />Mitigation Plan for Soundview Business Center located in Appendix D. <br />4.4.6 Construction Timing, Machinery, and Staging Areas <br />Construction will begin upon receipt of all applicable permits. Grading work will occur during <br />the typical drier construction season and building construction is expected to continue year- <br />round. <br />A. Construction sequencing and timing of each stage: The project will be constructed in two <br />1 phases. Phase 1 will begin with installation of temporary erosion and sedimentation control <br />(TESL) measures, clearing, and mass grading of the site, expected to begin in spring 2015. Site <br />preparation, clearing and grading is expected to take six months. Phase 1 will also include <br />construction of two of the four buildings and portions of the stormwater system. Phase 1 is <br />expected to take one year to complete. Phase 2 will include construction of the two remaining <br />buildings and is expected to take one year to complete. <br />B. Site preparation: Site preparation will include installation of standard TESC measures. <br />C. Equipment to be used: Equipment will consist of standard grading, road building and <br />construction equipment, including excavators, loaders, dozers, dump trucks, cranes, and rollers. <br />No unusually loud noises will be generated from this equipment. No blasting is proposed. <br />D. Construction materials to be used: Standard TESC material will be used as necessary to <br />maintain water quality, including silt fence, straw, fiber and/or plastic matting, and other <br />materials, as appropriate. Clean rock will likely be imported from a select off -site source to create <br />the subsurface for the drive aisles and parking areas. Other construction materials will include <br />those necessary for construction of the buildings, stormwater vaults, drive aisles and parking <br />areas, including concrete, asphalt, steel reinforcement, wood and other common building <br />materials. No unusual materials are proposed to be used for this project. <br />E. Work Corridor: Approximately 33 acres of the 39.45-acre site will be developed, including all <br />areas of the site except the steep slope area in the southwest portion.
