1.0 PROJECT DESCRIPTION <br />LBG 38, LLC, hereafter referred to as the applicant, is proposing four new industrial <br />manufacturing buildings with associated parking and utilities for the subject property. To <br />accommodate the proposed development the applicant is proposing to eliminate the four on -site <br />wetlands, Categories II and III (City of Everett and Washington Department of Ecology <br />classifications), comprising a total of 0.25 acres (10,823 square feet). Mitigation for these impacts <br />will be accomplished through the use of mitigation banking. <br />1.1 PROJECT LOCATION <br />The 39.45-acre site is located northwest of the terminus of 36th Avenue West, in the city of <br />Everett, Washington (a portion of Section 3, Township 28N, Range 4E, W.M.; Lat: 47.945341 <br />Long:-122.284462).
