ES-4011.01 <br />August 14, 2015 Page 9 <br />City of Everett Planning and Development Services (Everett P&DS): ESNW contacted the <br />Everett P&DS regarding development records, permits, zoning information, underground fuel <br />storage tank (UST) records, groundwater well records, and historical site use information. <br />Available records on -file with the Everett P&DS indicated that the subject site consists of one <br />tax parcel (Snohomish County Parcel Number 28040300200100) comprising a total of 39.48- <br />acres of land area. Everett P&DS did have a 2014 public works permit on -file associated with <br />test pits for soil stability. There are also records on -file with the Everett P&DS indicating that <br />there has been one wetland and associated buffer area indentified at the southeast portion of <br />the subject site, west of 36th Avenue West. Additionally, an erosion/landslide hazard area has <br />been identified along the western margin of the subject site. There are no other records on -file <br />with Everett P&DS indicating any other critical areas have been identified on -site. According to <br />the Everett P&DS, there are no records pertaining to environmental issues for the subject site. <br />Everett Fire Marshal's Office (Everett FMO): ESNW contacted the Everett FMO regarding <br />records pertaining to current or former aboveground and underground storage tanks, <br />hazardous materials spills, environmental cleanup orders, and recorded violations involving the <br />subject site. According to the Everett FMO, there are no records pertaining to environmental <br />issues for the subject site. <br />Snohomish CountyRecorder's Office (SCRO): Records reviewed at the SCRO revealed <br />( ) <br />contractor and utility Liens with subsequent Satisfaction of Liens, Easements, Quit Claim <br />Deeds, Statutory Warranty Deeds, Security Agreements, Assignments of Rents & Leases, Quit <br />Claim Deeds, Deed of Trusts, Notice of Trustees Sale, and Memorandum of Interest <br />documents dated from 2001 to 2015 for the subject site. No environmental issues, deed <br />restrictions, or nuisances/problems associated with the site were identified in records reviewed <br />at the SCRO. <br />Snohomish County Assessor's Office (SCAO): Records reviewed at the SCAO revealed that <br />the subject site consists one tax parcel (Snohomish County Parcel Number 28040300200100) <br />1 comprising a total of 39.48-acres of land area. Available records on -file with SCAO indicated <br />that `LBG 38, LLC' is on record as the current owner of the subject site. The SCAO did not <br />have records pertaining to aboveground storage tanks (ASTs) or underground storage tanks <br />(USTs) at the site.
