Applicant is encouraged to obtain a copy of the Ordinance and determine applicable mitigation <br /> fees and/or other requirements prior to building permit application. The actual charges and requirements shall be as <br /> per the information on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. <br /> This project shall generate a net increase of 98.5 PM Peak Hour trips based on the Traffic Impact Analysis prepared by Jake <br /> Traffic Engineering, Inc.(dated 10/6/2015)and factored to reflect the increase in project SF above the analyzed condition. The <br /> trip generation component of this study is acceptable as submitted with the exception of the pass-by trip calculation which is not <br /> approved for this site and was not considered in the evaluation of the site's net increase in PM Peak Hour traffic. If calculated <br /> today(11/24/2015)this project would owe a traffic mitigation fee of$99,071 upon building permit issuance. <br /> Frontage Improvements are required along the entire project frontage on 36th Ave W. <br /> Proposed"intersection-style"treatment at existing cul-de-sac is acceptable. <br /> All roadways and driveways shall meet current City of Everett standards. <br /> All traffic control markings along private driveways within 50 feet of the Right-of-Way shall be MUTCD compliant. <br /> Stop signs shall be required on all driveway approaches to the public Right-of-Way. <br /> City of Everett Staff Use Only <br />
