Structural <br /> 1. As discussed, the beam size has not been specified. Per table R507.5 of the 2018 IRC, assuming the <br /> largest prescriptive beam size of 6x12 (3-2x12) with the specified 12'0"deck joist span, the maximum <br /> beam span is 8'9". In order to comply with the prescriptive spans in table R507.5, an additional post <br /> would need to be added. Alternatively, an engineered design with calculations can be provided. Where a <br /> structural design is performed per Section R301.1.3, structural drawings and calculations should be <br /> prepared by a professional engineer licensed in the state of Washington; the drawings and calculations <br /> should bear the seal and signature of the engineer. See RCW Sections 18.43.010, 18.43.020, and <br /> 18.43.070. <br /> 2. In addition, I have redlined the joist size from 2x10 to 2x12 per the IRC span table R507.6. <br /> 3. The footings should be 18" minimum depth (also redlined). <br /> 4. A lateral load connection should be provided per R507.9.2. <br /> This review has been performed for general compliance with the building codes as adopted and amended by <br /> the state of Washington and the city of Everett.
