The existing conditions shown in the drawings do not appear consistent with the documented <br /> existing construction of the building, including but not limited to the size, number and <br /> placement of the exterior windows, and the lack of wall surface above the windows. The <br /> exterior elevations on Sheets A3 and A4 typically show approximately 2 feet of wall surface <br /> above the windows that should not exist. The plans should be revised to correctly show the <br /> existing conditions. Alternatively, the plans should be revised to show reframing of the exterior <br /> walls. See Section R106.1.1. <br /> 2. The proposed project appears to involve work that is not clearly shown including but not limited <br /> to modifying walls, doors, floors, roof, windows, sinks, showers, and toilets. All proposed work <br /> should be clearly shown in the new floor plans using heavy line weights or other accepted <br /> drafting standards to distinguish it from the existing construction. Proposed work should not be <br /> specified in the existing plans on Sheet A2. All work to be demolished should similarly be <br /> indicated in the existing plans on Sheet A2 using accepted standards. See Section R106.1.1. <br /> 3. The drawings appear to be missing information. The drawings should be reviewed for <br /> completeness. See Section R106.1.1 and additional comments below. Missing information <br /> includes but is not limited to: <br /> a. Typical Pad Footing Detail 1 per the New Roof Framing Plan 1/A5 and Typical Wall Section <br /> A/A5. <br /> b. Overframing Typical Detail 2 per the New Roof Framing Plan 1/A5. <br /> c. Reference location in the framing plans for the Typical Wall Section A/A5. <br /> Architectural <br /> 1. The new plans on Sheet A6 including the smoke and CO alarms. The plans should include a <br /> note requiring the alarms to be hardwired, interconnected, and provided with back-up battery <br /> power as required. provided per IRC Sections R314 and R315. <br /> 2. Handrails should be specified for all stairways. See IRC Section R311.7.8. <br /> 3. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC <br /> Section R402.2.3. Include a calculation for the minimum required ventilation area in the <br /> drawings. The vents should be equally distributed between the roof eaves and ridge, and <br /> around the building perimeter. <br /> 4. The project includes replacement of the existing windows. The required thermal ratings for <br /> each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br /> 5. Typical Wall Section A/A5 specified R-38 insulation in the attic. The minimum insulation should <br /> be R-49 per WSEC-19 Table R402.1.1. Eave baffles should be specified per Section R402.2.3. <br /> 6. Sheet A6 specified 1.5 energy credits. However, it appears the project scope has been reduced <br /> to eliminate the creation of new conditioned space, and therefore energy credits do not appear <br /> to be required. If credits are required, please clarify.
