The project includes structural modifications that do not comply with the prescriptive limitations <br /> of the IRC. Structural drawings and calculations should be prepared by a professional engineer <br /> licensed in the state of Washington. The drawings and calculations should bear the seal and <br /> signature of the engineer. See RCW Sections 18.43.010, 18.43.020, and 18.43.070. <br /> 2. The proposed project includes structural work. Structural framing drawing should be submitted <br /> that include framing plans, sections, details, construction schedules, fastening schedules, <br /> materials requirements, general notes, special inspection requirements, etc. The drawings <br /> should include all existing and new framing in the modified loads paths. Connections details <br /> should be provided as needed. The drawings should substantiate compliance with the <br /> prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1, and additional <br /> comments below. <br /> 3. The New Roof Framing Plan 1/A5 does not provide a clear load path for the support of the new <br /> framing. It appears that the framing is intended to be supported by existing construction at the <br /> ceiling level. An existing framing plans supporting the new framing should be included in the <br /> drawings. The plan should show all ceiling beams, joists, headers, posts above and below the <br /> ceiling framing, and new and existing walls. Existing and new framing (e.g., studs, posts, etc.) <br /> supporting beams and headers should be specified. All connections between framing members <br /> should be specified. Details should be provided for the load path between the roof sheathing <br /> and braced walls. Calculations substantiating all framing in the load path should be submitted <br /> for review. See Sections R106.1.1 and R301.1. <br /> 4. Continuing with the previous comment, the gravity load path for the new roof is supported by <br /> the elevated floor framing at the carport area of the building. The exterior walls supporting the <br /> new roof above bear on cantilever floor framing. This is especially notable on the east side <br /> where the floor framing is joists, and the original construction did not support roof joists as <br /> proposed in the current design. Framing plans for the floor framing, including the supporting <br /> posts and foundations, are required. Connections should be specified. Calculations <br /> substantiating all framing in the load path should be submitted for review. See Section R106.1. <br /> and R301.1. <br /> 5. The proposed construction appears to include modifications of the existing walls to increase the <br /> wall height or modified the windows openings. Typical exterior wall framing details should be <br /> provided. Sheathing and fasteners for the walls should be specified. Walls should be provided <br /> with full-height studs extending from the floor to the sill plate connecting to the roof framing. <br /> All wall openings should be provided with king and jamb studs per Section R602.7.5. See <br /> Section R106.1.1. <br /> 6. Details for the construction of the new interior walls should be included. The details should <br /> specify connections for the top and bottom framing plates to the existing structure.
