Sheet A2 indicates that the project includes significant remodel to the upper floor level. This appears to include expanding a portion of the building area onto the existing covered deck at the SE corner. The submitted drawings are not sufficient for the proposed work. Reframing of the floor is anticipated. Sections and details for the walls and floors should be provided. The new exterior wall elements should be insulated per the WSEC. 9. The plan on Sheet AS only appear to represent the roof framing construction. The ceiling construction is not shown. Additional requirements including but not limited to the roof insulation and ventilation are required. 10. Continuing with the previous comment, additional structural details should be provided for the framing supporting the roof and the foundations. The note addressing the "brace" construction to support the ridge and hip framing is not sufficient to indicate the proposed work. Sections and details should be provided. A fastener schedule per IRC Table R602.3(1) should be included. 11. The interior wall in the area of the overframing appears to be a bearing wall. The framing providing the load path supporting the roof needs to be shown, including but not limited to wall construction, floor framing is supporting the walls, and foundations. 12. The proposed work includes modifications to the exterior walls, including creating a new window. Details for reframing and infilling the walls should be included. 13. The window for the Bedroom in the SE corner of the building has been modified and does not appear to satisfy the requirements for an emergency egress opening. 14. The "Edge Detail" in Detail 2/A5 does not appear to represent the roof shown in the plan. Clarify where this condition occurs. 15. The proposed project includes increasing the conditioned space of the building. Energy credits are required per WSEC Section R406. The required credits should be normalized using Table R406.2. 16. Exhaust fans are required in the bathrooms. Review of your project will be performed in the order received once the required documentation has been submitted.
