• Connected gas (w/permit, now closed) • Completed the electrical upgrade from 100 amp to 200amp (w/permit, waiting to be closed) Repaired siding Removed a partially collapsed deck (plan to replace during phase two, working with an engineer currently for drawings for later permit) The one thing we did complete that I recognize likely needed a permit was to remove a wall between two closets to combine them into one master closet. (NEED BUILDING PERMIT) The inspector may have gotten the idea that a ton of work was completed because of the unfinished basement. In it the previous owner, over the past twenty years, has reinforced every floor joist in the house. He sistered on 2x6's to every existing 2x6. He also started a pony wall that runs the perimeter of the basement that we plan to complete in phase two. We will pull the appropriate permits when that work begins ... when we have the money QD. We want to be on the up and up, I just don't know what I would need to file for. I appreciate any help you might be able to provide. We have a process for when we find unpermitted work. We strongly suggest securing the services of a design professional licensed by the State of Washington (architect, engineer, etc.) to develop plans and details that show the project will meet code. The plans need to clearly depict the extent of the work proposed (or completed without permits) as well as address the code deficiencies found within the structure. Regardless of whether the decision is to remove or keep the un-permitted work, the construction plans need to show (at a minimum): 1. What the existing structure looked like prior to the alterations completed without permits. 2. What the structure's current condition looks like.
