However, most of these regulated sites are not <br /> considered to represent a potential issue of environmental concern for the Property for the following <br /> reasons: <br /> • Two sites are listed only as having been a RCRA notifier and are located at least 200 feet from <br /> the Property. <br /> • Ten sites are listed on a database as having had a release to the environment, but are located <br /> over 0.09 miles away from the Property and have been reportedly cleaned up, issued a No <br /> Further Action determination, or involved soil impacts only. <br /> • Fifteen sites are listed on a database as having had a release to the environment where <br /> groundwater was either confirmed or suspected to have been impacted; however, the sites are <br /> all located over 0.16 miles cross-or downgradient of the Property. <br /> The four remaining sites are discussed below: <br /> • Everett Community College Parking, located at 1010 North Broadway Avenue, on the south- <br /> adjoining property, is listed in the CSCSL NFA database. USTs, piping, and hydraulic hoists were <br /> reportedly removed from the site in 1973. Limited oil-range petroleum hydrocarbon (ORPH) <br /> impacts were detected during a Phase II subsurface investigation in 2010. Approximately 34 <br /> cubic yards of petroleum-contaminated soil was excavated and removed from the site in 2011. A <br /> determination of No Further Action was issued for the site in 2012. Considering the lack of <br /> groundwater impacts, the limited soil impacts, and the determination of No Further Action, the <br /> site does not constitute a potential issue of environmental concern. <br /> • Everett Community College, located at 2000 Tower Street on the west-adjoining property, is <br /> listed on the ICR and RCRA NonGen databases. An interim cleanup report indicated that <br /> SoundEarth Strategies,Inc. 9 February 16,2015 <br />
