g. If EGM determines to install air conditioners to Pallet Shelters, EGM may <br /> make such installation(s) at EGM's sole cost. Upon termination of this Lease, EGM shall <br /> remove such air conditioners and repair any damage caused by air conditioner <br /> installation and removal. <br /> Section 6. UTILTIES AND SERVICES <br /> a. The City will provide and maintain water and sewer connections to the <br /> Property at the City's cost. EGM will pay for all Project water and sewer usage. If users <br /> of the Project damage the water or sewer connections, EGM will repair such damage at <br /> EGM's cost. <br /> b. The City will provide and maintain electricity connections to the Property <br /> and electricity connections to the exterior of each of the Pallet Shelters at the City's <br /> cost. EGM will pay for all Project electricity usage. If users of the Project damage the <br /> electricity connections, EGM will repair such damage at EGM's cost. <br /> c. If gas service is determined necessary by mutual agreement of the City <br /> and EGM,the City will provide and maintain gas connections at the City's cost. EGM will <br /> pay for all Project gas usage. If users of the Project damage the gas connections, EGM <br /> will repair such damage at EGM's cost. <br /> d. EGM will pay for any other utilities or services (including without <br /> limitation garbage service and internet) as necessary for the Project. <br /> Section 7. REPAIR OF PROPERTY. EGM shall use care to avoid damaging or <br /> destroying City property by reason of its operations pursuant to this Lease. Any damage <br /> caused by EGM to City or other property shall be promptly repaired or replaced by EGM <br /> to the satisfaction of the City, or in lieu of such repair or replacement, EGM shall pay, to <br /> the City or the owner of the other property, money in an amount sufficient to <br /> compensate for the loss sustained by reason of damage to or destruction of the City's or <br /> other party's property. <br /> Section 8. PROPERTY REPAIR BY CITY. The City shall have right, but not the duty, at <br /> any time to make repairs, alterations, connections or extensions to the Property or <br /> Pallet Shelters as the City deems necessary. <br /> Section 9. INSPECTION AND RIGHT OF ENTRY. The City and its agents shall have <br /> the right, but not the duty, to inspect the Property and the Pallet Shelters at any time to <br /> determine whether EGM is complying with the terms of this Lease. If EGM is not in <br /> compliance with this Lease, the City shall have the right, but not the duty,to <br /> immediately enter upon the Property to remedy any conditions or circumstances caused <br /> by EGM's failure to comply with the terms hereof, and EGM shall reimburse the City for <br /> 3 <br />
