2201 Everett Avenue Development Traffic Impact Analysis <br /> 1. DEVELOPMENT IDENTIFICATION <br /> Gibson Traffic Consultants, Inc. (GTC) has been retained to analyze the traffic impacts of the <br /> proposed 2201 Everett Avenue Development. GTC is a professional traffic engineering consulting <br /> firm registered and licensed in the State of Washington. Brad Lincoln, responsible for this report <br /> and traffic analysis, is a licensed professional engineer (Civil) in the State of Washington and <br /> member of the Washington State section of ITE. <br /> The development will consist of 55,500 square-feet(SF) of mini-warehouse in a 3-story building. <br /> The development is located in the northeast corner of the intersection of Everett Avenue at <br /> McDougall Avenue. The development is proposed to have access to McDougall Avenue and <br /> utilize the shared access to Everett Avenue along the east side of the building. The existing <br /> driveway to Everett Avenue is proposed to be removed with the development. The existing 17,520 <br /> SF of retail use on the site will be removed as part of the proposed development.
