2201 Everett Avenue Development Traffic Impact Analysis <br /> The trip generation calculations show that the 2201 Everett Avenue Development is anticipated to <br /> result in a reduction in trip generation. SITE ACCESS ANALYSIS <br /> The 2201 Everett Avenue Development is proposed to have one access to McDougall Avenue and <br /> one existing access to Everett Avenue that is shared with the building east of the proposed <br /> development. There is one access to Everett Avenue for the existing building that will be removed <br /> with the proposed development. The proposed site is anticipated to generate 9 gross PM peak-hour <br /> trips, which is not anticipated to require additional left or right-turn channelization along Everett <br /> Avenue. <br /> 5. TRAFFIC MITIGATION FEES <br /> The City of Everett assesses traffic impact fees based on the number of PM peak-hour trips <br /> generated by a development. The 2201 Everett Avenue Development is not anticipated to generate <br /> any new trips after credit for the existing use. Traffic mitigation fees should therefore not be <br /> required for the 2201 Everett Avenue Development. <br /> 6. CONCLUSIONS <br /> The 2201 Everett Avenue Development is proposed to consist of 55,500 SF of mini-warehouse <br /> replacing 17,520 SF of retail. The development is anticipated to result in a reduction in daily and <br /> PM peak-hour trips.
