2201 Everett Avenue Development Traffic Impact Analysis
The trip generation calculations show that the 2201 Everett Avenue Development is anticipated to
result in a reduction in trip generation. The trip generation calculations are included in the
attachments.
4. SITE ACCESS ANALYSIS
The 2201 Everett Avenue Development is proposed to have one access to McDougall Avenue and
one existing access to Everett Avenue that is shared with the building east of the proposed
development. There is one access to Everett Avenue for the existing building that will be removed
with the proposed development. The proposed site is anticipated to generate 9 gross PM peak-hour
trips, which is not anticipated to require additional left or right-turn channelization along Everett
Avenue.
5. TRAFFIC MITIGATION FEES
The City of Everett assesses traffic impact fees based on the number of PM peak-hour trips
generated by a development. The 2201 Everett Avenue Development is not anticipated to generate
any new trips after credit for the existing use. Traffic mitigation fees should therefore not be
required for the 2201 Everett Avenue Development.
6. CONCLUSIONS
The 2201 Everett Avenue Development is proposed to consist of 55,500 SF of mini-warehouse
replacing 17,520 SF of retail. The development is anticipated to result in a reduction in daily and
PM peak-hour trips. Traffic mitigation fees should therefore not be required for the 2201 Everett
Avenue Development.
Gibson Traffic Consultants, Inc.
