11. Give brief, complete description of your proposal, including the proposed uses and the size of the
project and site. There are several questions later in this checklist that ask you to describe certain
aspects of your proposal. You do not need to repeat those answers on this page. (Lead agencies may
modify this form to include additional specific information on project description.)
The Project Site is an operational automobile dealership. The Property is located on one Snohomish
County tax parcel(No. 00393200300100)totaling 3.84 acres. The proposal for this Property includes the
excavation of approximately 2,475 cubic yards of petroleum-contaminated material(soil)within the
commercial sales building and south to the automotive detail service shop. Demolition of the current
commercial sales building will occur prior to remediation. The Subject Site plans to continue to operate as
a dealership during and subsequent to remediation and the excavation area will be paved at completion
of the project to provide more lot space in the location of the demolished building.
12. Location of the proposal. Give sufficient information for a person to understand the precise location
of your proposed project, including a street address, if any,and section, township, and range, if known.
If a proposal would occur over a range of area, provide the range or boundaries of the site(s). Provide a
legal description, site plan, vicinity map,and topographic map, if reasonably available. While you should
submit any plans required by the agency, you are not required to duplicate maps or detailed plans
submitted with any permit applications related to this checklist.
The Project Site is located on the southwest corner at the intersection of 52"d Street and Evergreen
Way(also known as Washington State Route 99), east of Fleming Street. The Subject Site is located in
the northwest%of the northeast%of section 6, Township 28 North, Range 5 East. The Property is
located on one Snohomish County tax parcel(No. 00393200300100)totaling 3.84 acres. The LAT/LONG is
4 7.948489/-122.215776.
B. ENVIRONMENTAL ELEMENTS
1. Earth
a. General description of the site:
(circle one): Flat/rolling, hilly,steep slopes, mountainous,other
Predominately flat with a gentle slope down to the east.
b. What is the steepest slope on the site(approximate percent slope)?
Based off of contours provided on the Site Plan-SEPA Checklist(Figure 1), the steepest slope near the
proposed project is approximately 8%. (rise=2'/run=26'x 100%).
c. What general types of soils are found on the site(for example, clay, sand, gravel, peat,
muck)? If you know the classification of agricultural soils, specify them and note any agricultural land
of long-term commercial significance and whether the proposal results in removing any of these soils.
Generally, the native soils at the Project Site consist of very silty, sand with gravels at surface. Directly
below these soils at various depths are soils that consist of sand with little silt and gravels, Fill soils(those
not naturally placed)occur at minimum depths and consist of silty sands with variable amounts of gravel,
little organics and wood debris.
SEPA Environmental checklist IWAC 197-11-960) July 2016 Page 3 of 16
