a. <br /> PUBLIC WORKS <br /> 8. The existing side sewer is shown in City records to be 6-inches in diameter (material unknown) <br /> and installed in 1968. Inspect and confirm that the existing side sewer stub is in good condition <br /> in order to be reused, otherwise a new connection to the main will be required. Provide a <br /> cleanout at the right-of-way and at all bends. See the City's Standard Drawings #601-604. <br /> 9. The retail space shall be plumbed with a separate drain line capped and marked "grease waste" <br /> and routed to an in-ground gravity grease interceptor. Code requires a minimum 750-gallon <br /> grease interceptor, but the City suggests installing a 1200 or 1500-gallon grease interceptor. <br /> Preparing for such use with initial construction is preferable to having to require a tenant and/or <br /> property owner to saw cut-go through store front, sidewalk, and excavate for a grease <br /> interceptor installation at a later date. If desired, and for the purpose of protecting internal <br /> building plumbing only, the upstairs kitchen drain lines can be routed to the grease interceptor, <br /> but this is not required. <br /> 10. A DCDA is required on the fire service into the building. An RPBA is required on the domestic <br /> service into the building. Each of these can be located in the Riser Room if within 70ft or less <br /> from the connection to the main. A DCVA is required for the irrigation service. <br /> 11. Provide frontage improvements along the entire project frontages of both Evergreen Way and <br /> Fleming St for roadway, pedestrian, and bicycle, as determined by the City. Adjacent project at <br /> 6504 on record to install frontage improvements for both project frontages along Evergreen <br /> Way with this project at 6502 to install frontage improvements for both project frontages along <br /> Fleming Street. <br /> 12. The para-transit loading area and building access will be from Fleming Street with a ramp to the <br /> building meeting ADA standards. Coordinate with Transit regarding stop on frontage or transit- <br /> related frontage improvements, including para-transit needs. <br /> 13. All roadways and driveways must meet City of Everett Design Standards. <br /> 14. Access point is a private roadway, use City of Everett standard driveway plans. <br /> 15. Shared access with adjacent property required (acceptable as shown). <br /> 16. Provide pedestrian access to City Sidewalks. <br /> 17. All traffic control markings and devices on driveways within 50 feet of Right-of-Way shall be <br /> MUTCD compliant. <br /> 18. Pedestrian access to both Evergreen Way and Fleming St is required. <br /> 19. Provide detailed site plan, including circulation and parking details. <br /> 20. Parking layout must be consistent with City of Everett Standards. <br /> 21. All parking areas should be paved. <br /> 22. Pedestrian route should be between parking rows and separated from vehicle drive surface. <br /> Page 2 of 3 <br />
