No auto-related use <br /> is permitted within the E-1 MUO zone, which is why we- the applicant- <br /> are requesting approval for the application, "Expansion or Change of a <br /> Nonconforming Use". We are submitting the Narrative for the Review <br /> Criteria for the application. <br /> Review Criteria <br /> Expansion or Change of a Nonconforming Use <br /> 1. The impact of traffic generated by the proposed use on the surrounding area, <br /> pedestrian circulation and public safety; and the ability of the proponent to <br /> mitigate such potential impacts. <br /> There will be little if any impact generated by proposed use. Vehicular <br /> traffic will be coming off of Evergreen Way/Highway 99- a major arterial — <br /> providing capacity. <br /> Pedestrian/public safety is provided by street frontage improvements on <br /> Evergreen Way which include sidewalks, lighting and pedestrian circulation <br /> to the site. <br /> Mitigation appears unnecessary due to the established infrastructure. <br /> .
