5) Mailing List (within 150' (feet) of Mac's Auto at 9800 B <br /> Evergreen Way (Highway 99) owes its existence to the popularity of the <br /> Automobile and the increased density of development along this corridor. The <br /> steel building, popularized in Mid-Century by WWII, found a home here due to its <br /> flexibility: serving a variety of uses primarily in commercial, warehouse and <br /> manufacturing. The existing building, Mac's Auto, is an example of this. <br /> The building of Everett's Highway 99 is part of the legacy of the federal <br /> government responding to the Great Depression. Known locally in Everett as <br /> Evergreen Way and originally called Pacific Highway 1 travelling north to south, it <br /> is similar to State Highway 2 travelling west to east. This was the first state <br /> designated highway, which itself had been built over an earlier wagon road <br /> named R.F. Morrow Road. <br /> Mac's Auto site at 9800 B Evergreen Way is located in the E-1 zone and in a <br /> mixed-use overlay zone called MUO. The following is directly from the EMC. <br /> EMC 19.31B.010 E-1 (Evergreen Way) zone and MUO (mixed-use overlay) zone: <br /> Two zones are hereby established by this chapter of the zoning code. The E-1 zone <br /> applies to the underlying use zone within the entire commercial corridor. The MUO <br /> is an overlay established in the areas surrounding the Swift Bus Rapid Transit <br /> stations. The E-1 regulations apply to the entire corridor, as indicated on the <br /> zoning map. The MUO applies an additional set of design set of design and <br /> development standards as an overlay to the E-1 use zone in those areas <br /> designated with the MUO symbol on the zoning map, and may limit certain uses <br /> that are otherwise permitted in the E-1 zone.
