Engineer. Specific details for the frontage improvements are subject to final approval by City <br /> Engineer. <br /> 11. Provide ADA-approved wheel chair ramps at all crosswalks. Receiving ramps will be required to <br /> be installed or upgraded if they do not meet ADA approval standards, current at the time of <br /> construction. <br /> 12. Wheel chair ramps arc required at at the corner of Sievers-Duecy Blvd and Glenwood Ave are <br /> currently in compliance with ADA standards. on the NW corner and any substandard receiving <br /> ramps. At the time of construction for Lot 4, the wheel chair ramp on the NW corner of this <br /> intersection and any receiving ramps must be upgraded to meet ADA approval standards current <br /> at that time, if not already in compliance. All ramps must be in compliance prior to Certificate of <br /> Occupancy for Lot 4. <br /> 13. On-site vehicular access, driveways, signage and parking layout will be reviewed at such time <br /> development plans are submitted for each of the lots. <br /> 14. Special charges for connection to the sewer and water systems in accordance with Ordinance <br /> 3095-08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges <br /> are based on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to building permit application. The <br /> actual charges shall be computed by the Public Works Department per the ordinance in effect at <br /> the time and according to the information on the approved plans at the time of building permit <br /> issuance. <br /> 15. This is a preliminary approval. A separate application for final binding site plan approval is <br /> required. Submittal requirements for a final BSP application are contained in the BSP application <br /> packet. <br /> 16. This four lot division of land is exempt from SEPA. Subsequent development on the individual <br /> lots may not be exempt from SEPA, in which case either a Planned Action Determination or a <br /> SEPA Threshold Determination will be required. <br /> 17. The final binding site plan shall identify all common facilities and provide necessary easements <br /> and provisions for maintenance. <br /> 18. Development on the individual lots will be evaluated for compliance with applicable Fire codes <br /> and standards at such time development plans are submitted. <br /> 19. A note shall be placed on the final Binding Site Plan that reads "The future development of Lot 4 <br /> may require construction of a public street connecting Shuksan Way to Sievers Duecy Blvd. The <br /> alignment will be determined at the time of review of development of Lot 4." <br /> 20. Recordation of a final BSP is contingent on the recording of an amendment to the development <br /> agreement regarding Lot 45E.
