1. Construction permits, inspections and final approvals are required for this project from City of <br /> Everett Permit Services. <br /> 2. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements shall be <br /> completed and approved before the Occupancy Permit is issued/final approval is granted. <br /> 3. The construction plans must be designed from a site survey performed by a licensed State of <br /> Washington land surveyor. <br /> 4. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 5. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 6. On-site water main will be staked within an easement to the City. The easement shall be 10' on <br /> one side of the water main and 5' on the other side of the water main. The easement <br /> documentation with legal description and exhibit shall be submitted to the City prior to issuance of <br /> permits. <br /> 7. A DCDA is required at every fire connection into the building. An RPBA is required on the <br /> domestic service and can be located in the Riser Room with a drain if within 70' of the connection <br /> to the main. A DCVA is required on the premise for irrigation. <br /> 8. Stormwater shall be managed in accordance with City of Everett Stormwater Management <br /> Standards current at the time a complete building/public works permit application package is <br /> submitted to the City for review. Contact the City's Stormwater reviewer with questions while <br /> preparing plans for permit review (Jane Zimmerman: JZimmerman@everettwa.gov). <br /> 9. The Binding Site Plan does not trigger traffic mitigation fees, but the future site development will. <br /> 10. Provide frontage improvements as needed along the entire project frontage for roadway, <br /> pedestrian, and bicycle improvements. Based on the proposal, this will include curb, gutter, <br /> sidewalk, and roadway improvements to extend along the proposed Lot 2, Lot 1, and Lot 3 along <br /> Sievers-Duecy Blvd. <br /> Frontage improvements adjacent to Lot 2 shall generally consist of a 10' planting strip behind the <br /> back of the existing curb, then a 7' sidewalk. Frontage improvements adjacent to Lot 1 shall <br /> generally consist of a driveway and/or 7' sidewalk located immediately adjacent to the back of <br /> existing curb. Frontage improvements adjacent to Lot 3 shall generally consist of a 7' sidewalk <br /> immediately adjacent to the back of existing curb from the western Lot 3 property line and extend <br /> eastward to join and connect to the existing completed sidewalk and shall include drainage <br /> improvements behind the sidewalk at the bottom of the fill slope. <br /> The frontage improvements for Lot 2 and Lot 1 shall be completed, and approved by the public <br /> works inspector, prior to Certificate of Occupancy. The frontage improvements for Lot 3 shall be <br /> completed prior to the transfer of Lot 3 to the City in accordance with a separate Transfer Lot <br /> Agreement.
