development standards such as building size, landscaping and parking will occur at such time <br /> specific developments are proposed on the lots. <br /> Conclusion: The lot configurations are consistent with the planned development overlay zoning. <br /> 3. Natural Environment-The Binding Site Plan, site plan and other required application information <br /> shall meet the requirements of Environmentally Sensitive Area Regulations of the Everett Zoning <br /> Code, Everett Municipal Code (Environmental Policies), and the State Environmental Policy Act; <br /> Findings: There are no streams or wetlands on the property. The subdividing of the site into four <br /> lots is SEPA exempt. When specific developments are proposed on the lots, they will be <br /> reviewed for compliance with the Southwest Everett Planned Action EIS. <br /> Conclusion: The subdivision of the property will not result in adverse environmental impacts. <br /> Further review for potential impacts will be conducted at time of proposed developments. <br /> 4. Public Services -The proposed project shall be designed to meet the following: <br /> a) Adequate water supply to City Standards; <br /> Finding: There are existing public water mains in the three principal frontage streets. Public <br /> Works has not identified any shortcomings, however, the adequacy of the water system will be <br /> further evaluated at the time specific development projects are proposed based on the specific <br /> water needs of those projects. Connections to the mains will be required to meet Public Works <br /> standards. <br /> Conclusion: Water supply is available to the lots. <br /> b) Adequate sewage disposal to City Standards; <br /> Finding: There are existing public sewer mains in the three principal frontage streets. Public <br /> Works has not identified any shortcomings, however, the adequacy of the sewer system will be <br /> further evaluated at the time specific development projects are proposed based on the specific <br /> needs of those projects. Connections to the mains will be required to meet Public Works <br /> standards. <br /> Conclusion: Sanitary sewer collection facilities are available to the lots. <br /> c) Appropriate surface water management to City Standards; <br /> Finding: Review of stormwater management plans will occur at the time of development on the <br /> individual parcels. <br /> Conclusion: Surface water management to city standards is required, and implemented through a <br /> variety of permits/approvals that are a part of the project. <br /> d) Adequate fire protection and hydrants to City Standards; <br /> Finding: Detailed fire protection standards have been provided to the applicant by the Fire <br /> Department. Compliance with these standards will continue through review of future <br /> development plans and construction permits. <br /> Conclusion: Fire protection and hydrants can be provided to meet City standards. <br /> 2 <br />
