"Multi-family residential buildings" means common wall residential buildings <br /> that consist of four or fewer units, that do not exceed two stories in height, that are <br /> less than 5,000 square feet in area, and that have a one-hour fire-resistive occupancy <br /> separation between units. <br /> "Party wall"means a wall constructed in accordance with the requirements of the <br /> Everett Building Code for party walls. <br /> "Separate building": For purposes of the automatic fire detection and suppression <br /> system requirements contained in this chapter, structures separated by a party wall or <br /> a minimum three-hour rated fire wall shall be considered separate buildings for new <br /> or existing construction. <br /> Section 2: Section 3 of Ordinance No. 1902-92 (EMC 16.76.030), which reads as <br /> follows: <br /> Application. <br /> A. An approved automatic fire detection system is required and shall be installed and <br /> maintained in an operable condition as specified in this chapter in the following <br /> locations: <br /> 1. Group A occupancies as defined by the UBC when the occupancy has more <br /> than three thousand square feet of gross floor area; <br /> 2. Group B occupancies as defined by the UBC when the occupancy has more <br /> than three thousand square feet of gross floor area; <br /> 3. Group E occupancies as defined by the UBC when the occupancy has more <br /> than three thousand square feet of gross floor area; <br /> 4. Group R occupancies as defined by the UBC when the occupancy has more <br /> than three thousand square feet of gross floor area; <br /> Exception: Group R-3, Single-family residence; <br /> 5. Group H occupancies as defined by the UBC; and <br /> 6. Group I occupancies as defined by the UBC. <br /> Notwithstanding the above occupancy thresholds, buildings with gross floor area <br /> exceeding three thousand square feet are required to have automatic fire detection <br /> system throughout. <br /> B. An approved automatic fire suppression system is required and shall be installed <br /> and maintained in an operable condition as specified in this chapter in the <br /> following locations: <br /> 1. Group A occupancies as defined by the UBC when the occupancy has more <br /> than six thousand square feet of gross floor area; <br /> Exception: Drinking and dining establishments shall have an automatic <br /> fire suppression system installed in rooms used by the occupants for the <br /> consumption of alcoholic beverages and unseparated accessory uses where <br /> the total area of such unseparated rooms and assembly uses exceeds five <br /> thousand square feet. For uses to be considered as separated, the <br /> separation shall not be less than as required for a one-hour occupancy <br /> separation. The area of other uses shall be included unless separated by at <br /> least a one-hour occupancy separation; <br /> 3 <br />
