2. Group B occupancies as defined by the UBC when the occupancy has more <br /> than six thousand square feet of gross floor area; provided, however, area <br /> separation walls may be utilized to create separate buildings for the purpose of <br /> gross floor area calculation but the gross floor area of the building shall not <br /> exceed twelve thousand square feet without an automatic fire suppression system; <br /> Exception: Group B-3, open air parking garage of Type I or II fire- <br /> resistive construction less than sixty-five feet in height, as deemed by the <br /> UBC; <br /> 3. Group E occupancies as defined by the UBC when the occupancy has more <br /> than six thousand square feet of gross floor area; <br /> 4. Group R occupancies as deemed by the UBC. An automatic fire suppression <br /> system shall be installed throughout every apartment house three or more stories <br /> in height or containing more than four dwelling units and every hotel, congregate <br /> residence, or residential group care facility three or more stories in height or <br /> containing six or more guest or sleeping rooms. Residential or quick-response <br /> standard sprinkler heads shall be used in the dwelling unit and guest or sleeping <br /> room portions of the building. <br /> Notwithstanding the above occupancy thresholds, buildings with gross floor area <br /> exceeding six thousand square feet are required to have automatic fire suppression <br /> systems throughout. All automatic fire suppression systems shall comply with <br /> requirements of the Uniform Building Code; <br /> Exception: Group R-3, single-family residences; <br /> 5. Group H occupancies as defined by the UBC; and <br /> 6. Group I occupancies as defined by the UBC. <br /> Is hereby amended to read as follows: <br /> Application. <br /> The provisions of this chapter shall apply to all new construction. Existing buildings <br /> which exceed the area thresholds shall not be increased in size without complying <br /> with this chapter, with the following exception: One additional fire area of up to 600 <br /> square feet may be added to any non-conforming building if separated by a fire <br /> barrier. The exception set forth herein will be allowed only one time per building. <br /> This chapter shall not apply to the following buildings: <br /> 1. Buildings constructed under the provisions of the Everett Residential Code. <br /> 2. Multi-family residential buildings. <br /> Section 3: Ordinance No. 1902-92 is hereby amended by the addition of the following <br /> section: <br /> Fire Detection. An approved automatic fire detection system is required and shall be <br /> installed and maintained in an operable condition as specified in this chapter in the <br /> following locations: <br /> 1. All Group H or I occupancies; and <br /> 2. All other occupancies when the gross floor area of a building exceeds 3,000 <br /> square feet. <br /> 4 <br />
