This comment is provided for information only and does not require a response. Based on a <br /> review of the City of Everett and Snohomish County records, the porch was not added with a <br /> permit. In addition, the proposed project involves enclosing the porch to create new interior <br /> space. This is therefore an addition to the house and is required to comply with all <br /> requirements for new construction. The comments provided below are based on these <br /> conditions. See Sections R102.7.1(WAC) and R105.3.1. <br /> 2. This comment is provided for information only and does not require a response. Based on a <br /> review of the submitted drawings, the building appears to include additional unpermitted work, <br /> including but not limited to the modification of the bearing wall line directly below and <br /> supporting the roof ridge and supported framing. Unpermitted modifications are not legal <br /> without with a valid permit. All conditions incorrectly identified or depicted as existing are not <br /> validated by approval of this permit for the proposed work shown. It is the owner's <br /> responsibility to obtain valid permits to address all unpermitted conditions. See Sections <br /> R105.1, R105.4, R105.8, and R105.9. <br /> 3. The site plan shows the primary house with a detached shared garage and a detached shed at <br /> the rear of the property. However, photography of the property shows that the backyard is <br /> mostly filled with unidentified structures that may or may not be attached to the house. There <br /> also appear to be additional roof additions projecting from the rear of the house. All structures, <br /> attached or detached, should be shown in the site plan. All work that is attached to the house <br /> must be included in the building plans as new construction unless documentation is provided <br /> that substantiates it as permitted construction. Alternatively, unpermitted work should be <br /> identified for demolition. See Section R105.1. <br /> 4. The proposed project appears intended to comply with the requirements of the 2015 <br /> International Residential Code (IRC). The code should be listed in the"Applicable Building <br /> Codes"on Sheet"0". See the Everett Municipal Code Section 16.005.030 Article B and IRC <br /> Section R106.1.1. <br /> Architectural <br /> 1. The bedroom is required to have an emergency egress window per Section R310.2. The <br /> proposed window replacement does not appear to satisfy these requirements and should be <br /> revised. The minimum egress requirements should be stated in the drawings. <br /> 2. Crawl spaces under buildings should be provided with ventilation per IRC Section R408.1 <br /> (WAC). Access hatches should be provided complying with IRC Section 408.4. The grade <br /> should comply with IRC Section R408.6. <br /> 3. Roof ventilation should be specified complying with IRC Section R806. The following comments <br /> should be addressed: <br /> a. The minimum required ventilation area should be stated in the plans. The area should be <br /> distributed between the building eaves and ridge. <br /> b.
